The three parts people call “the pump”

Almost every well call starts with “my pump is bad.” Sometimes it is. Often the failed part is one of the other two, sitting in the house where you can see it.

1. The pump, down in the well

It lifts water out of the ground and pushes it to the house. Replacing it means pulling pipe and wire out of the well, so it is the part to rule out last.

2. The pressure tank, in the house

Usually in the crawl space, garage or a well house. It holds a cushion of air above the water so the pump does not start every time you open a tap.

3. The pressure switch

A small box on the tank piping that tells the pump when to start and stop. Contacts burn, settings drift, and a bad switch mimics a dead pump exactly.

Submersible or jet pump

Most drilled wells around Franklin County use a submersible pump, hanging in the water on the end of the drop pipe with only a wire and a pitless adapter at the well head. If you cannot see a pump in the house, you almost certainly have one. A jet pump sits above ground instead, in a crawl space, basement or well house, and pulls water up by suction. The two fail differently, so the first thing we establish on site is which one you have.

A waterlogged pressure tank kills pumps. The tank works because of an air charge held behind a bladder. Lose that charge and the tank fills solid, the cushion disappears, and a motor built to start a few times an hour starts hundreds of times instead. We see pumps replaced for this when the real fault was a tank costing far less, so checking the charge is part of every visit.

What a well pump service visit checks, in order

The order matters. Working from the accessible parts toward the expensive one keeps you from paying to pull a good pump out of the ground.

  1. Power and controls

    Breaker, disconnect, wiring and switch contacts. If the pump is not getting voltage or a signal, nothing below this step matters yet.

  2. Pressure tank and switch settings

    We read the cut-in and cut-out pressures and check the tank air charge against them. That explains most short cycling and most pressure complaints.

  3. System pressure under real demand

    We run fixtures and watch what happens as load increases. That separates a failing pump from a restriction, a clogged filter or a leak on the line.

  4. The pump itself, last

    Amp draw, recovery behavior and how the well responds tell us whether the pump is worn or the well is struggling. Only then do we talk about pulling anything.
